Have your own installer? We sell slabs out of our yard and offer templating-only services for designers, builders, and DIYers who need professional digital templating without full installation. Standard included edges: eased, bevel, half-bullnose, quarter-round, and pencil. Stone Materials & The Problems They Solve

Staining, scratching, heat damage, weight constraints, maintenance burden, resale value. Here's how the most common Vancouver countertop materials stack up in practice.

My current laminate countertop looks dated and is starting to chip.

This is the most common reason Vancouver homeowners call us. Laminate has its place — affordable and easy — but it dates a kitchen quickly and has zero impact on resale. Replacing 30–45 sq ft of laminate with mid-grade granite or quartz is one of the highest-ROI cosmetic upgrades you can make, especially in homes you're planning to sell within five years. Vancouver real estate listings consistently call out stone counters as a feature buyers look for.

My countertops are stained from oil, wine, or coffee.

Staining is almost always a porosity issue. Marble, limestone, travertine, and unsealed granite are porous and will absorb liquids over time. The solutions are: re-sealing on a regular schedule (we recommend annually for granite, every 6 months for marble), upgrading to a non-porous engineered quartz or porcelain slab, or applying a permanent impregnating sealer. We can assess your existing tops and recommend the right path.

I scorched my countertop with a hot pan.

Heat damage usually shows up as discolouration or surface clouding. Granite, quartzite, and porcelain slab are essentially impervious to heat. Engineered quartz can be damaged by direct heat above 300°F because of the resin binder — always use a trivet. If you cook seriously and heat resistance is your top priority, granite or porcelain are usually the better answer.

My condo strata won't approve heavy materials on my floor.

This comes up often in older Vancouver high-rises and on penthouse units. Some buildings have weight restrictions on the structural slab, and some elevators have weight or dimension limits that ruled out a single-piece 12-foot slab. We solve this with thin porcelain slabs (just 12mm), strategic seam placement, or a stone choice that's lighter per square foot. We've routed countless installations through buildings in downtown Vancouver, the West End, and the False Creek towers — we know how to work within strata limits.

There's a visible seam in my countertop.

Seams can never be invisible, but they can be nearly invisible — and the difference is fabrication craft. Proper seam placement (away from sink cutouts and high-stress areas), epoxy colour matching, and book-matched veining make a huge difference. If your existing counters have ugly seams, we can sometimes re-fabricate the affected sections without replacing the entire run.

I want a marble look but I have three kids.

Engineered quartz with calacatta or carrara veining (Caesarstone Calacatta Nuvo, Silestone Eternal Calacatta Gold, Cambria Brittanicca) is the answer for ~80% of these clients. Free Phone or Email Consultation

Call, email, or fill out the online form. We'll ask about scope (kitchen, bathroom, fireplace, full reno), approximate square footage, design vision, timeline, and whether you're in a strata building. Within 24 hours you'll get a rough budget range so you can decide if it's worth proceeding.

Step 02

Showroom & Slab Yard Visit

Visit our showroom and slab yard. You'll see hundreds of full-size slabs of granite, quartzite, marble, and porcelain, plus all major engineered quartz lines. Bring your cabinet sample, flooring tile, paint chip, and any inspiration photos — picking stone in person beats picking from photos every time.

Step 03

Slab Selection & Reservation

Once you've found your slab(s), we'll tag and reserve them in your name. For natural stone, this is critical — there is no "second piece" of the exact slab you fell in love with. Your stone is yours from the moment you mark it.

Step 04

In-Home Digital Templating

After your cabinets are installed (or measurements are confirmed for a replacement), we send a templater to your home with a digital LiDAR or laser system. This produces a millimetre-accurate template of every cabinet line, wall variance, plumbing penetration, and appliance cutout. Templating typically takes 30–90 minutes for a kitchen.

Step 05

CNC Fabrication

Your template goes into our shop, where it drives the bridge saw and CNC router. We layout your slab, mark seam placement (always reviewed with you for natural stone), cut to template, profile your edges, do sink and cooktop cutouts, polish, and quality-check. Typical fabrication is 5–10 business days.

Step 06

Installation

Our installation crew arrives at the scheduled time, removes any existing countertop, test-fits the new tops, sets them on a bed of structural silicone or mechanical clips, joins seams with colour-matched epoxy, levels and shims as needed, and re-installs your sink and faucet (if requested). A typical kitchen installation takes 4–8 hours.

Step 07

Sealing & Walk-Through

For natural stone, we apply a high-quality impregnating sealer before we leave. We walk you through the finished installation, explain proper care, hand over your written warranty, and answer any questions. You can use the countertops within 24 hours.

Step 08

One-Year Follow-Up & Warranty

We follow up at six months and one year to make sure everything is performing as expected. If there's an issue covered under our workmanship warranty, we come back. No drama, no excuses, no buck-passing.

Permits for Countertop Replacement in Vancouver

Good news first: a straight countertop replacement — same footprint, same plumbing, same electrical — typically does NOT require a City of Vancouver building permit. You're swapping like-for-like, and no structural, plumbing, or electrical systems are being modified.

Where you DO need permits: relocating the kitchen sink, changing the dishwasher location, moving a cooktop, adding a new outlet, removing or modifying a wall (load-bearing or not — both require permits), or installing new ventilation. Permit costs for typical kitchen renovations run $500–$3,000, and processing times average 3–6 weeks. We'll always tell you up front whether your scope triggers a permit.

Strata Approval (Form B / Form K) for Condo Owners

If you live in a Vancouver condo or strata-titled townhome — and most Vancouver homeowners do — your strata corporation has its own renovation rules layered on top of the City's. Even a like-for-like countertop swap usually requires written strata approval (most stratas use what's commonly called a Form K renovation approval, separate from the Form B Information Certificate). Stratas care about three things during a countertop reno:

  • Noise and work hours. Most Vancouver stratas restrict construction noise to weekdays only, typically 9 AM to 5 PM, with stricter rules in luxury buildings.
  • Elevator booking and protection. You'll usually need to book the service elevator in advance and pay an elevator deposit. Common-area floor protection is standard.
  • Insurance and indemnity. Stratas require contractors to provide proof of WorkSafeBC clearance and $2M+ liability insurance before keys are released.

Vancouver's Coastal Climate & Your Stone

Metro Vancouver averages 1,100–1,800+ mm of rain per year and persistent humidity through fall, winter, and spring. That coastal climate has real implications for stone selection:

  • Sealing matters more here. Porous stones absorb moisture from ambient humidity, not just spills. We seal every natural stone installation before we leave and recommend annual re-sealing.
  • Ventilation matters too. BC Building Code already requires ducted exterior kitchen ventilation, but in older Vancouver homes (especially pre-1980 builds), retrofit ventilation is often inadequate. Persistent steam and grease are hard on stone over time.
  • Outdoor counters need outdoor-rated material. UV-stable porcelain slab is the only material we recommend for covered outdoor kitchens — and Vancouver has a lot of them, from Coal Harbour balconies to North Shore patios.

Vancouver's housing stock is extraordinary in its variation. How long does a kitchen countertop installation take in Vancouver?

Do I need a permit to replace my countertops in Vancouver?

No, a like-for-like countertop replacement does not require a City of Vancouver building permit. You only need a permit if you're moving plumbing, relocating electrical, removing walls, or modifying ventilation. What's the difference between granite and quartz?

Granite is a 100% natural stone quarried from the earth. Each slab is unique, it's heat-resistant, and it requires periodic sealing. Quartz (engineered stone) is roughly 90–95% natural quartz crystals bonded with resin. It's non-porous, requires no sealing, and offers consistent appearance across slabs but is less heat-resistant than natural stone above 300°F.

Is granite or quartz better for a Vancouver condo?

Both work well, but quartz is the most popular choice for Vancouver condos for three reasons: it's lighter per square foot (helpful for high-floor units with weight considerations), it's non-porous (better for rental properties or busy households), and it's easier to install in tight strata-governed buildings because cuts can be more predictable. Granite is still excellent for owners who want a natural stone look.

Do you offer free in-home estimates in Vancouver?

Yes. We provide free in-home measures and consultations across the City of Vancouver, North Shore, Burnaby, Richmond, Tri-Cities, Surrey, and Langley. Travel surcharges may apply beyond 50 km of our shop, and we always disclose them in writing before booking.

How do I care for my granite countertops?

Clean daily with mild soap and warm water — avoid bleach, ammonia, and acidic cleaners (vinegar, citrus) which can break down sealer. Wipe up spills promptly, especially oil, wine, and coffee. Re-seal granite annually with a quality impregnating sealer. Use trivets for hot pans (granite is heat-resistant but thermal shock can crack any stone).

Will my new countertops have visible seams?

All multi-piece countertop installations have seams — there's no way around it for a kitchen larger than a single slab can cover. But a properly fabricated seam, with colour-matched epoxy and strategic placement, is typically 1/16 inch wide and barely visible. We always review seam locations with you before cutting.

Can you match my existing countertops?

If your existing countertops are an engineered quartz that's still in production, yes — we can match the pattern exactly. If your countertops are natural stone, an exact match is unlikely because every slab is unique, but we can find a close visual cousin from current inventory.

Do you remove the old countertop?

Yes. Old countertop removal and disposal is included in our standard installation pricing for residential projects. We protect your floors, cabinets, and adjacent walls before removal, and we haul away all debris when we're done.

Can you reuse my existing sink, faucet, or cooktop?

Yes, in most cases. We can re-use existing sinks (top-mount, under-mount, or farmhouse), faucets, and cooktops as long as they're in good condition and dimensionally compatible with the new countertop. We'll inspect everything during templating and flag anything that should be replaced.

What edge profiles are included?

Standard included edges: eased (square), bevel, half-bullnose, quarter-round, and pencil. Premium upgraded profiles: full bullnose, ogee, dupont, mitred 2cm-to-4cm laminated edges, and waterfall ends for islands. Every edge is profiled in-house on our CNC routers.

Do you fabricate in your own shop?

Yes. Every cut, every edge, every polish happens in our own Metro Vancouver fabrication facility. We don't subcontract fabrication out. That means tighter quality control, faster turnaround, and direct accountability if anything needs adjusting.

What's your warranty?

We provide a written workmanship warranty covering installation defects, plus full pass-through of manufacturer warranties for engineered stone (Caesarstone, Silestone, Cambria, etc.). Manufacturer warranties on engineered stone typically range from 10–25 years; some are lifetime. Natural stone is warranted against fabrication and installation defects only — not against natural variation, since that's the point.
